Turning Sugar Land’s Town Square into One of the Nation’s Top Lifestyle Centers

Since 2019, Texas-based real estate company Rebees has managed Sugar Land Town Square, a certified Great Public Space and the heart of Sugar Land, Texas, one of the fastest-growing cities in America. In partnership with the City of Sugar Land and the owners of Town Square, Lionstone Investments, Rebees has spent the last four years reimagining the 32-acre, 1.4 million-square-foot mixed-use space into one of the top lifestyle centers in the country – and overcoming significant obstacles along the way. 

Historically the leasing strategy at Sugar Land Town Square focused on the traditional success of office as retail had struggled for several years due to the rise of online shopping. In 2019, Rebees assumed retail leasing responsibilities and implemented a strategy that focused on revitalizing the ground plane with experiences that can’t be replicated in an online shopping environment. Through this approach to experiential retail, Rebees has set their sights on revitalizing Town Square as both a beloved community gathering place and center of commerce, designing for the future with both residents and visitors in mind.   

 Over the past three years, Lionstone and Rebees have invested $27.3 million into the first wave of upgrades that include streetscaping, business facade improvements, signage and wayfinding, new events and festivals, and enhanced public spaces and branding. The results? A 32% increase in retail occupancy brought the groundbreaking Department of Wonder; a surge in new customers, improved brand awareness, and sentiment; and increased tax revenue, foot traffic, and new jobs to Sugar Land and Town Square. 

But that's just the beginning: Lionstone and Rebees have pledged an additional $21.6 million in investments to Town Square for 2023 alone, continuing their commitment to making the City of Sugar Land a great place to live, work, and visit. Their vision includes storefront renovations, an expanded marketing and event strategy, and establishing a community hub that will function as a business incubator while elevating Town Square’s office offerings.   

It’s all part of a larger plan to transform Town Square and Sugar Land at large into a leading destination for lifestyle activities while promoting economic development and attracting top talent to the area.
