Mixed-Use Developments

Imperial Historic District

Imperial Historic District is the birthplace of Sugar Land’s vibrant legacy, once powered by Imperial Sugar. Now, with a unanimous City Council decision, the City is set to acquire and revitalize this roughly 45-acre landmark—including preserving the cherished Char House. Lake Pointe Redevelopment District

In July 2024, Fluor vacated its 1+ million square foot office campus at Lake Pointe, paving the way for a new vision. With the adoption of a fresh mixed-use zoning district, this 70-acre area—anchored by the 52-acre former Fluor campus—is poised to transform into a vibrant, walkable hub. Embracing modern land uses that blend live/work spaces, retail, dining, and recreational amenities, Lake Pointe is set to become a dynamic centerpiece for Sugar Land's future. 

Commercial Developments

Tract 2

Sugar Land’s Tract 2 development is a key component of the city's expanding life sciences ecosystem, offering prime real estate for medical, research, and biotech innovation. Tract 2 will foster a dynamic environment for life science companies to collaborate and thrive. With Sugar Land’s strategic focus on attracting biotech and healthcare investments, Tract 2 represents a critical step in positioning the city as a leading hub for life sciences in the Greater Houston area. Utilities and roadways for the development are expected to be fully completed by the beginning of 2026, further enhancing infrastructure to support growth and innovation. 

Sugar Land Regional Airport

The Sugar Land Regional Airport is primarily a corporate aviation facility that maintains a balance with the community’s general aviation needs. It is the fourth largest airport in the greater Houston area. The airport is currently in the process of an Airport Master Plan Update that will serve Sugar Land well into the next 20 years. The airport itself features a 20,000 square foot terminal and an 8,000 foot runway that is currently used by more than 100 Fortune 500 companies. There is direct access from U.S. 90 and State Route 6.

The airport received a $12 million grant from TxDOT to expand the runway, which is expected to be complete by the end of 2027. Additionally, the airport includes a total of 8 acres available for further commercial and aviation development. 

Sugar Land Town Square Regional Activity Center

The Sugar Land Town Center Regional Activity Center is a key hub for business, culture, and community, anchored by Sugar Land Town Square, First Colony Mall, and Methodist Hospital. Established in 2003 through a bold public-private partnership between Planned Community Developers and the City of Sugar Land, Town Square has become a vibrant, 32-acre mixed-use destination featuring Class A office space, mid-rise residential condos, retail, restaurants, and a full-service Marriott Hotel and Conference Center. Now undergoing a major transformation in partnership with Rebees and Lionstone, Town Square is evolving into a premier Class A office and lifestyle destination with 1.4 million square feet of mixed-use space, including 566,000 square feet of office space, 252,000 square feet of retail and dining, and a 1.4-acre pedestrian plaza. This redevelopment is part of a larger vision for the Regional Activity Center, which aims to introduce more walkable spaces, expanded office and residential options, and new commercial opportunities—strengthening Sugar Land’s position as a leading destination for businesses, residents, and visitors alike.  

University Blvd. Regional Activity Center (Telfair)

Situated along the U.S. Highway 59 corridor and University Boulevard, the University Blvd. Regional Activity Center spans 2,018 acres and offers diverse spaces for commercial offices, retail, mixed-use developments, education, civic and community buildings, open areas, and neighborhood parks. At the heart of the development is a 300-acre mixed-use area anchored by the University of Houston at Sugar Land, with additional public and private projects planned for the future. The center also boasts major attractions such as the Houston Museum of Natural Science at Sugar Land and the renowned Smart Financial Centre, a world-class venue for performing arts and concerts.

Imperial Regional Activity Center

This Regional Activity Center is located north of U.S. Highway 90A between State Highway 6 and Wood Street and includes two significant local landmarks: the former Imperial Sugar Company Char House and the minor league baseball park, Constellation Field. These two landmarks heavily influence the vision for the area. The Imperial Sugar Company site is historically significant as the foundation of the sugar industry that gave Sugar Land its name. Future redevelopment should focus on preserving and repurposing the iconic Char House and other remaining structures, such as the 3-Bay Warehouse, Container Warehouse, Engineering Building, and silos. The vision for this area includes a mixed-use district with potential for retail, restaurants, offices, bars, hotels, and a variety of residential options. The area around Constellation Field is expected to feature entertainment-focused uses that complement the venue, such as restaurants and breweries. The remaining land within the Regional Activity Center is envisioned to support a mix of housing types and other complementary uses. 

Sugar Land Business Park

The 1,000 Acre Sugar Land Business Park is ideal for a wide variety of office, R&D, high tech, manufacturing and distribution needs. It features excellent access to U.S. 59 and U.S. 90A, low tax rates, M-1 zoning and deed restrictions to maintain high standards for property values, and rail service by both Union Pacific and BNSF. The park includes approximately 8.8 million square feet of industrial, flex and office space. Some of the major tenants are Accredo Packaging, Bluebonnet Nutrition, Tramontina, HCSS, Crown Beverage, Trafficware a CUBIC Company, Boise Cascade, Applied Optoelectronics, Yokogawa, AmerisourceBergen, Quva, Bechtel Equipment Operations and Baker Hughes.
