Thank you to everyone who applied! In 2025, the City approved 62 projects, supporting over $1.65 million in home improvements and committing more than $183,000 in reimbursements.
The next application period opens January 1, 2026, pending budget approval. Start planning now—funding is limited and competitive.
About the Program
The Great Homes Update Program offers matching reimbursement grants to eligible Sugar Land homeowners for exterior home improvements that enhance curb appeal and preserve neighborhood character.
Incentive Details
- Receive up to 25% reimbursement, up to $10,000 maximum
- A bonus 2% incentive is available if the project uses a design from the Great Homes Design Program
- Projects must be approved before starting to qualify for reimbursement
- Reimbursements may be considered taxable income
Eligibility & Project Requirements

Minimum project cost (before tax/fees):
- $4,000 for 25% reimbursement
- $8,000 for 10% reimbursement
- Multiple projects may be combined to meet the minimum
- Projects must follow HOA/POA guidelines and obtain required permits
Eligible Projects
- Exterior painting or siding
- Garage or front door replacement
- Driveway/front path updates
- Fence replacement (must face the street)
- Roof replacement (limited eligibility and must be paired with another project)
- Window replacement (50% of cost counts)
- Gutter replacement (must be paired with siding, painting, or roof work)
- Front patio updates
- Exterior lighting
- Landscaping (must be paired with another project and not exceed its cost)
Earth-Kind landscaping is encouraged.
